Service & Refund Agreement

Last updated: October 13, 2026

1. The Service Workflow

Upon payment of the Dryft service fee, we initiate the following coordination process:

  1. You submit payment to Dryft to coordinate your lease takeover.
  2. Dryft sends a confirmation email and assigns a dedicated Relet Agent to your account.
  3. Your Relet Agent actively sources incoming tenant demand and provides you with regular email updates.
  4. An incoming tenant is identified.
  5. The incoming tenant applies directly to your property and provides Dryft with confirmation of their application.
  6. Dryft reimburses the incoming tenant's application fee (if a promotion is active).
  7. Dryft contacts the incoming tenant to secure their explicit consent to assign the relet on their behalf.
  8. You submit the incoming and outgoing tenant details to the property manager.
  9. The property manager issues the relet takeover forms to the incoming tenant.
  10. The incoming tenant signs the official lease agreement.
  11. You send Dryft confirmation that the lease takeover is complete.

Dryft considers the engagement closed only once the incoming tenant has signed the official lease agreement in Step 10. Until that point, your refund eligibility under this agreement remains in effect. Once the engagement is closed, the guaranteed refund is no longer available.

2. The Refund Guarantee

We offer a guaranteed refund of your initial Dryft payment provided the request is made before the engagement is closed. You may request a full refund for any reason at any time before the incoming tenant signs the official lease agreement.

3. After the Engagement Is Closed

Once the incoming tenant signs the official lease agreement, the engagement is closed and the guaranteed refund period ends. Refund requests after this point are not guaranteed and will be evaluated strictly on a case-by-case basis by Dryft customer service. You may be required to provide evidence of the issue for consideration.

4. How to Request a Refund

Refunds are never issued automatically. To initiate a refund before the engagement is closed, the outgoing tenant must explicitly request it by contacting their assigned Relet Agent or Dryft customer support in writing.
